Our services are specifically for projects located in the Zona Maritima (ZMT) and for other tourism projects located anywhere within Costa Rica. Our services include:

1. Creation and Approval of Regulatory Plans: We provide all procedures for the creation and approval of Regulatory Plans from their initial design through to their final approval.

2. Land Use Changes in Regulatory Plans: We process modifications to Land Use zoning in Regulatory Plans.

3. Road Changes in Regulatory Plans: We process modifications for road access and public roads in Regulatory Plans.

4. Modification of Regulatory Plans: We process modifications to Regulatory Plans for specific requests as needed.

5. Updates of Regulatory Plans: We process the required components of the Regulatory Plans, such as the charts and regulations, in order to keep them updated.

6. Extension of Regulatory Plans: We process modifications to Regulatory Plans for the expansion of area or coverage zones of the Plan.

7. Concession Contract Processing According to ZMT, Law No 6043: We process all work according to Zona Maritima Law 6043 for the creation or modification of Regulatory Plans and for final concession approval.

8. Grants of Concession Contracts: We process the transfer of a concession contract to another person different from the original or previous concessionaire.

9. Addendum for Concession Contracts: We process the ongoing procedures in the clauses of concession contracts as required by the Municipality and continue to process modifications to Concession Contracts after their issuance.

10. Extension of Concession Contracts: We process the renewal and extensions of Concession Contracts for each Municipality and corresponding Ministry.

11. Concession for Water Rights, Law No 5395: We process water use concessions.

12. Concession Contracts for Development of Marinas, Law No 7744: We process all procedures for Concession Contracts for the development of Marinas and Tourist Docks.

13. Environmental Impact Studies: We process Environmental Impact Studies for a Project.

14. Building Permits: We process all the required permits in order to develop a project including permits from the Municipality, the Ministry of Health, INVU and AyA.

15. Approvals for Urbanization in the ZMT: We process planning, engineering, architectural and on-site services to prepare the project plans that must be submitted for approvals for Concession Contracts and development permits.

Legal and Technical Advising

1. Due Diligence of Land in the ZMT: We provide complete and in-depth Due Diligence Reports that include the chronological, technical and full legal analysis of all Municipal files related to concession applications and an analysis of the Regulatory Plan.

2. Brief Analysis of Legal Files: We provide brief reports that are a quick analysis of the concession files for fast summary reviews of land.

3. Research: We provide brief reports of legal and technical status about any process in any of the Municipal or Federal institutions related to land in the ZMT or any tourism project.
